General Description:
Callawassie Island a private, single gated 24 hour manned gated island community offers its residents world-class golf, tennis, and a thriving community surrounded by tidal marshes and river waterways (about 11 miles of coastline / salt marshes) which when navigated bring a boater to the Atlantic Ocean or Intracoastal Waterway. The entry gate is about 30 minutes from Interstate I-95, Hilton Head Island, Beaufort, Bluffton, and Savannah/Hilton Head International Airport.
Driving across the private, 1/4 mile causeway, you leave behind the mainland and enter what some call their own personal paradise. There is no commercial activity on the island.
A 27-hole Tom Fazio-design golf course is the highlight of this 880 +/- acre private oasis, additionally featuring a tennis center, swimming and fitness facilities, a clubhouse and a separate River Club with a community dock.

Club Structure
Callawassie Island’s recently visited the membership structure simplified membership, includes extended family and allows members to pay for only what they use. Every resident member has access to the dining and meeting facilities, fitness center, tennis center, pools, community docks and golf practice facilities. Either an Unlimited Golf or pay-as-you play option may be selected on an annual basis.
Golf
With three championship courses designed by Tom Fazio, Callawassie Island is a golfing enthusiasts dream. Each of the 27 holes takes full advantage of the island’s inherent natural beauty to create visual drama and superb playability, presenting delights and challenges for players at every skill level.
- DOGWOOD COURSE — Enjoy the natural beauty of the scenic marsh vistas while testing the short and long game.
- MAGNOLIA COURSE — At the reported 3,564 yards, this is the longest of Callawassie Island’s.
- PALMETTO COURSE — This reported 3,443 yard nine hole course has well positioned ponds which present a challenge.
Clubhouse
The 26,000 +/- square feet golf clubhouse is designed in the traditional LowCountry style, pro shop, locker rooms, function rooms, formal and informal dining options and a large swimming pool with a snack bar.
- Tennis
Six Har-Tru courts with a courtside pavilion and tennis pro shop with an on-site tennis pro organizes an ongoing instructional program of instruction.
- Fitness
The community fitness center offers a mix of quality cardio and weight training equipment along with a range of exercise classes including water aerobics, pilates, yoga and Irish step dancing. The facility is managed by a full-time fitness coordinator and personal trainer.
- Recreation
Walking, bicycling, bird watching and other recreational pursuits.
- Boating
Recreational: Kayaking the nearby creeks and lagoons or sailing and/or yachting on Port Royal Sound and the Atlantic Ocean and/or the Intracoastal Waterway, Callawassie services as a hub. Day dockage is available at the River Club; with boat storage and a community boat ramp nearby.
- Swimming
Two private swimming pools are available to the resident members, located near the golf clubhouse and the River Club.
- River Club
The River Club is located on the banks of the Colleton River provides a casual socializing atmosphere with friends and neighbors. The facility consists of a resident community clubhouse and a second swimming pool and a deepwater dock for boating, fishing, shrimping and crabbing.
