Insurance Information to Consider

LowCountry Home Owners Insurance

 It is likely that you will be required to seek out some type of coverage. 

Condo / Villa (Note: refer to the condo / villa documents to determine what is covered by a Property Owners Association / Regime and what may not).  Condo or villa HO6 is a good idea as it covers over and above what the regime carries on the property.

Home   Insurance is one of the most expensive aspects of home ownership in this area because we are coastal and the possibility of a hurricane does exist.

Various categories:

Homeowners – Wind and Hail

Some company underwriters offer wind and hail through private providers together with homeowner coverage, others provide wind and hail through the state pool and the homeowners is separate.

Flood

Flood coverage is typically provided by FEMA through a local representative.

The LowCountry has been known to have rising water due to heavy rains. 

You can view the Town of Hilton Head Flood Zone Map and enter a property address to search for a flood zone  at theHILTON HEAD TOWN headernew (click The Town of Hilton Head Island logo). (town site is not monitored for periodic update)

On July 6, 2012 a law took effect that made significant changes to the National Flood Insurance Program.  Under the new law, flood insurance premium rates on many properties in special flood hazard areas will change.

Your homes elevation affects the cost of your flood insurance through Federal Emergency Management Association (FEMA).

Note: Another integral part is establishing a property flood plain providing an elevation certificate to the company.

From experience, sometimes companies will accept a current home owner elevation certificate.  Survey companies are now performing more detailed information on the property.  You may have to have an updated survey in order to obtain recent quotes when purchasing a property.
